Seven Steps on how to sell your property

Selling your house is a BIG decision. If you don’t understand the process it can be very emotional and stressful.

STEP 1 – PREPARE TO SELL
You decided to sell. Well done! You took the first step. Now take on the role of a buyer and walk through your house. Look at your property as if you are buying. If anything bothers you, it will most probably bother potential buyers too. Take a moment and make a list of small things you can change. Click here to view our handy tips on getting your property market ready.
Remember: Start selling before you start buying…..

Would you accept an offer from a buyer whose own property is not on the market? By all means, get an idea of what you’d like to buy, ensuring your moving plans are viable, but before you start making offers, you really need to be sold subject to contract. Estate agents rarely recommend their clients accept an offer from a buyer with an incomplete chain.

STEP 2 – CHOOSE AN AGENT
The best indicator of a successful estate agent is how many of their boards are up near their office. But don’t be overly impressed if they mostly read “For Sale”A “Sold” board means the job’s been done.

Choose an agency with a reputation of success and service. One that has been recommended by friends and neighbours.

Pick according to the color scheme of the boards- Purple is best!!!!! This is the color of success. Find out more about choosing an agent here

– SARS – Capital Gains Tax if this is not your primary property
